What is Kliv?
Kliv isn’t a large property suite you have to configure around your firm — it’s an AI app builder that builds software for you.
You describe the app you need in plain words, and Kliv builds it: the database, rent collection, work orders, owner statements, files, portals, permissions, and screens. You own it, run it on your own domain, and change it later by asking. When payments are part of the app, they run on your own Stripe account.
On this page, that app is real estate management software. Kliv builds all kinds of web apps; this one is for property firms that need the month recorded as it happens.
Why build your own real estate management software?
A small property management firm may have sixty doors and fourteen owners, not an accounting department. Its month repeats: rent comes in, repairs are dispatched, costs land on the right property, and owner statements go out.
Kliv builds the system in the shape of that month. Rent collection, work orders, vendor invoices, owner logins, statements, and property files all read and write the same records.
The portfolio, as data
What a management firm’s database holds, and which rule guards each piece.
Properties and units
Every building and unit is a record tied to its owner. Occupancy, rent roll, and history roll up per property, owner, and month.
Owners and their view
Each owner signs in and reads rows that belong to their properties. Other owners’ buildings are unreadable by rule.
Leases and rent roll
Lease records hold who pays what and for what dates. The rent roll is a live query, not a month-end spreadsheet.
Work orders and vendors
A repair carries photos, assigned vendor, and invoice. The cost lands on that property’s ledger when booked.
Owner statements
Statements are generated from each property ledger and emailed on your template, such as on the fifth of each month.
An example: Amina’s 60-door management firm
Here’s how one business might use it. It’s only an example — you would describe your own units, owners, rent rules, vendor process, and statements.
Rent collects on schedule
On the first, autopay charges run on Amina’s own Stripe account, receipts go out, and payments reconcile to each property ledger.
A failed card is visible and retried
On the third, one card fails. The charge retries on a schedule and the tenant receives a link to fix it while the arrears view shows the case.
Owner statements use the live ledger
On the fifth, fourteen owner statements generate from their property ledgers and email out on Amina’s template.
Repairs carry vendor costs
When a water heater fails, the work order opens with photos, goes to the plumber, and closes with the invoice attached to the right property ledger.
Owners answer simple questions themselves
An owner signs in, reads her two buildings’ ledgers and open work orders, and sees the same numbers used in her statement.
Month-end becomes a query
Occupancy, arrears, and maintenance spend per property already exist because the month was recorded while it happened.
Describe what you want to build
Kliv builds from your description, so the more detail you give, the closer the first version. Name your units, owners, payment flow, work orders, files, and statements. Here are three to build on:
Management firm system
Multiple owners, rent collection, work orders, and scoped views.
“Build a property management system for 60 units and 14 owners. Include rent collection through our own Stripe account with automatic retries, work orders with vendor assignment and costs per property, and owner logins that only show each owner’s own properties, ledgers, open work orders, and monthly statements.”
Owner statement portal
The reporting half, separated by owner.
“Build an owner portal where each property owner signs in to see monthly statements, ledgers, open work orders, leases, and invoices for their own buildings only. Email owners when statements are ready on the fifth.”
Single landlord operations
Your own doors, rent, arrears, and work orders.
“Build a system to manage my own 15 rental units. Include rent autopay, an arrears view for failed payments, work orders with photos and costs per unit, lease files, and a monthly summary email showing rent collected and repairs by property.”
How it comes together
Owner privacy is structural. Owners map to organizations, and every property row belongs to one. The database enforces the boundary across pages, reports, and exports.
Rent has a recovery path. Failed autopay retries, reminder emails link to the fix, and remaining arrears keep their history attached.
Statements are scheduled. A server-side function can assemble each owner’s numbers from ledgers and send them on your template. Change the format once, and every owner receives the new format.
Files live with the property. Leases, inspection photos, vendor invoices, and other files attach to properties and work orders. They are private by default and shared to an owner when appropriate.
Management is the engine room, but there is also the storefront: tenant portals, agent sites, and listings. The full property stack is at the real-estate solutions page.
Common questions
What exactly is Kliv?
Kliv is an AI app builder. You describe the real estate management software you need, and it builds the working app with rent, work orders, owner statements, files, and access rules.
Do I get a real app, or a template?
A real app. Your units, owners, rent flow, ledgers, work orders, vendors, and statements are built around your firm.
Can I change it after it’s built?
Yes. Ask for changes in plain words, such as adding a statement line, changing rent rules, or adding a vendor view.
Can owners see each other’s properties?
No. Each owner sign-in is bound to its organization, and property rows carry their owner. The boundary is enforced in the database.
Can we bill owners our management fee?
Yes. You can invoice owners from the same system on your own Stripe account, with the fee your agreement specifies per property.
Do tenants need their own Stripe accounts?
No. Tenants pay by card. Rent payments run through your own Stripe account.
Does Kliv take a cut of rent or owner fees?
No. Payments run on your own Stripe account, and card processing costs are between you and Stripe.
Do vendors need paid seats?
No. Kliv does not price by your app’s users. You can give a vendor access to assigned work orders or keep vendors outside the system.
What happens at move-out?
The lease record ends, the unit shows vacant, and deposit and condition paperwork stays with the unit history. The next lease starts as a new record.
Can owner statements generate automatically?
Yes. Statements can be generated from property ledgers and emailed on a schedule, such as the fifth of the month.
Can files attach to work orders and properties?
Yes. Leases, inspection photos, and vendor invoices can attach to the records they belong to.
Can I use my own domain?
Yes. The system runs on your own domain.
Can I move off Kliv later?
Yes. The code syncs to your own Git repository, so leaving is a git pull rather than a rebuild.
