Build an ADU builder client portal
Kliv is an AI app builder. Describe the ADU builder client portal you need — permits, selections, photos, documents, and homeowner updates — and it builds it around your projects.
Just enter your idea into the text box and AI will build it for you
What is Kliv?
Kliv isn’t construction software for general contractors you sign up for and configure — it’s an AI app builder that builds software for you.
You describe the app you need in plain words, and Kliv builds it: the data, the logic, the screens, and the workflow. What you get is a real working app that’s yours. You own it, run it on your own accounts, and take payments through your own Stripe account. It isn’t a template with your name on it.
On this page, that app is a custom client portal for ADU projects. Kliv builds all kinds of web apps; this is one example.
Why build your own ADU project portal?
An ADU firm may run fourteen backyard projects across five jurisdictions. Homeowners ask the same question again and again: “where is my permit?” Each city has its own milestone sequence, and each family needs a clear view of one backyard.
Kliv builds the portal around that reality. Each homeowner signs in to their own project: milestones, selections, photos, documents, and warranty requests. A status question becomes a page they can check instead of a call your team has to take.
What the system knows
An ADU project is a long chain of facts. Each one needs a place and a rule.
Projects and jurisdictions
Each project knows its lot, jurisdiction, and milestone sequence. A county septic review appears only on projects where that county requires it.
Selections and change orders
A homeowner approves the quartz upgrade at the listed price, with name and timestamp recorded. The change order points to that approval instead of a text thread.
The photo feed
Site photos land in the project gallery. A homeowner can see their own slab or framing progress, and the neighbor’s project does not exist for their account.
The plan room
The current stamped set is clear, and superseded versions remain available without being mistaken for the live drawings.
Milestones and schedule
Design, submittal, corrections, permit, foundation, final inspection — each has dates and status, updated once by your team and read as often as homeowners need.
Handoff and warranty
After final inspection, the portal keeps appliance manuals, paint codes, and warranty requests. The build record outlives the build.
An example: Mateo’s ADU design-build firm
Here’s how one firm might use it. It’s only an example — you would describe your own jurisdictions, milestones, selections, and handoff process.
A feasibility study opens the portal
Mateo sells a $1,800 feasibility study through checkout on his own Stripe account. When the homeowner pays, the private portal opens with the report, site constraints, and next steps.
The project follows its city’s milestones
The homeowner sees design, submittal, corrections, permit, foundation, and final inspection. A coastal city’s fire-setback review appears only for the projects that need it.
Selections are approved at recorded prices
The homeowner chooses finishes inside the portal. Each approval records who approved it, when, and the price shown at the time.
Friday updates take less work
Photos, milestone changes, and decisions due are collected into a weekly email on Mateo’s template. Fourteen projects get personal updates without fourteen separate messages.
The portal stays useful after handoff
After final inspection, appliance manuals, paint codes, and warranty requests stay in the same project space.
Describe the ADU portal you want
Kliv builds from your description, so the more detail you give, the closer the first version. Name your project stages, jurisdictions, approvals, files, and homeowner rules. Here are three to build on:
ADU client portal
Milestones, selections, and photo updates.
“Build a client portal for our ADU firm. Each homeowner should see permit milestones by jurisdiction, approve finish selections with prices and timestamps, view weekly photo updates, and download the current stamped plan set.”
Feasibility intake funnel
Paid studies delivered in a private portal.
“Build an intake app for our ADU design-build firm. Homeowners submit their address, lot details, goals, and budget, buy a $1,800 feasibility study through Stripe, and receive the report in a private portal with the next milestones.”
Subcontractor scheduler
Assignments and cross-project conflicts.
“Build a scheduling tool for our ADU projects. Subcontractors should see assigned tasks, dates, addresses, and site notes for their jobs, while the office sees conflicts across fourteen active sites and five jurisdictions.”
How it comes together
The feasibility study can be a product. Sell it as a one-time purchase, such as $1,800, on your own Stripe account. Payment opens the client portal with the report, constraints, and next milestones.
Weekly updates can run on a schedule. A scheduled job gathers new photos, milestone changes, and decisions due, then sends a Friday update on your template.
Your permit history can become searchable. Upload correction letters, submittal checklists, and notes by jurisdiction. A staff agent can answer from those documents and cite the letter it used, while the city still remains the official source.
An ADU firm is part construction and part real estate. The real-estate solutions page covers that wider pattern.
Common questions
What exactly is Kliv?
Kliv is an AI app builder. You describe the ADU client portal you need, and Kliv builds a real app with the project database, homeowner screens, approvals, and rules.
Do I get a real app, or a template?
A real app. The milestone sequence, selection approvals, photo feed, plan room, and warranty flow are built around your firm’s projects.
Can I change it after it’s built?
Yes. You can add a jurisdiction, change a milestone template, add a warranty step, or update selection approvals later by asking.
Do homeowners need to install anything?
No. The portal is a web app on your own domain. Homeowners sign in and check their project from a phone, tablet, or computer.
Can homeowners see each other’s projects?
No. Every milestone, photo, selection, and document belongs to a project, and access rules release that project only to invited accounts.
How does this prevent selection disputes?
Every approval records the person, timestamp, and price shown at the moment of approval. The change order can point to that record.
Can crews post photos without exposing rough work?
Yes. Uploads can land in a moderation queue, so the office approves what homeowners see.
Every city has a different process. Can it handle that?
Yes. Milestone templates can be per jurisdiction. When you add another city, you describe its steps and the app updates.
Can I sell paid feasibility studies?
Yes. A feasibility study can be a one-time purchase on your own Stripe account, with the client portal opening after payment.
Can I use my own domain?
Yes. The portal runs on your own domain and goes live when you build it.
Can I move off Kliv later?
Yes. The app’s code syncs to your own Git repository, so leaving is a git pull, not a rebuild.
