Build a tenant portal for your building
Kliv is an AI app builder. Describe your units, maintenance queue, rent rules, building documents, announcements, and tenant access, and it builds a property management tenant portal.
Just enter your idea into the text box and AI will build it for you
What is Kliv?
Kliv isn’t a property-management suite you have to fit your building into — it’s an AI app builder that builds software for you.
You describe the portal you need in plain words, and Kliv builds it: the database, tenant logins, request queue, document library, rent logic, announcements, and screens. You own it, run it on your own domain, and change it later by asking. If you collect rent through it, payments run on your own Stripe account.
On this page, that app is a property management tenant portal. Kliv builds all kinds of web apps; this is one for buildings that need repair requests, rules, documents, payments, and notices in one place.
Why your building needs its own portal
A forty-eight-unit building has specific rules: two boilers, a garage waiting list, appliance manuals, a move-in guide, and house rules shaped over years. A large property suite may not match that building, and a shared inbox will not organize it.
Kliv builds the portal around how the building actually runs. Maintenance requests arrive with photos. Tenants read documents and announcements in one place. Rent can run on autopay. Each tenant sees their own unit and records, and nothing else.
What the portal knows about the building
Six records, each with the rule that makes the portal work.
Units and tenancies
Every unit is a record, and a tenancy ties tenants to it with dates. A tenant’s sign-in is scoped to their own unit at the row level.
The request queue
A request carries photos, a category, and a status the tenant can watch: submitted, scheduled, fixed. The work stops living in voicemail.
The building library
House rules, move-in guides, appliance manuals, and garage rules are uploaded once and readable by current tenants.
The house-rules agent
The agent answers questions from the documents you uploaded and says when the answer is not there. Each conversation is stored as a transcript.
Rent and receipts
Rent can run on autopay through your own Stripe account. A failed card retries automatically while the tenant gets a link to fix it.
Announcements
A water-shutoff notice is posted once and emailed to the affected units on your template.
An example: Elise’s 48-unit building
Here’s how one business might use it. It’s only an example — you would describe your own units, rules, payment setup, and maintenance process.
A repair request arrives with the facts
A tenant in 3B photographs the drip under the kitchen sink and submits a request. It arrives with the unit, photos, and category.
The status update replaces the callback
Elise opens the queue, reviews the photos, and marks the request scheduled with a note the tenant can read. The tenant sees the status instead of waiting for a call.
The plumber gets the history
The work order includes the photos and the unit’s repair history, including that the same trap leaked in March.
The request closes with proof
A photo of the repaired trap closes the ticket. The tenant sees it resolved, and the unit history gains another entry.
A rules question answers itself
That night, a tenant asks about guest parking. The agent answers from the uploaded garage rules and stores the transcript.
Describe what you want to build
Kliv builds from your description, so the more detail you give, the closer the first version. Name your units, request categories, documents, payment rules, and announcement process. Here are three to build on:
Walk-up building portal
Twelve units, one boiler, no office.
“Build a tenant portal for a 12-unit walk-up. Let tenants submit repair requests with photos, pay monthly rent by autopay, read the house rules and boiler instructions, ask an agent questions from those documents, and receive building announcements by email.”
Three-building portfolio
One queue for the manager, scoped views for tenants.
“Build a tenant portal for my three apartment buildings. Scope requests, announcements, and documents per building. Give me one combined maintenance queue, and make sure each tenant sees only their own unit, lease, requests, receipts, and building notices.”
Two-house landlord
Small portfolio, same repair and document flow.
“Build a simple portal for the two houses I rent out. Include repair requests with photos, rent receipts, a folder of manuals and rules for each house, move-in and move-out notices, and a tenant login for each lease.”
How it comes together
Privacy is a row rule. A tenancy controls what a sign-in can read: that tenant’s unit, requests, lease, and receipts. A mistyped link returns nothing rather than a neighbor’s repair history.
The library feeds the agent. Building documents live in the file store and are indexed for answers. The agent answers from those documents plus the signed-in tenant’s own records, and from nothing else.
Rent can run through your Stripe account. Monthly rent charges on schedule, receipts use your template, and a failed card retries while the tenant gets a link to fix it.
Mornings can start with a digest. A scheduled job can email the manager new requests, aging requests, and recent closures, so the day starts from a list.
A tenant portal is often one part of a larger property operation: owners, statements, and listings. The rest is mapped at the real-estate page.
Common questions
What exactly is Kliv?
Kliv is an AI app builder. You describe the tenant portal you need, and it builds the working app with logins, maintenance requests, documents, rent, announcements, and rules.
Do I get a real app, or a template?
A real app. The units, request types, documents, rent setup, and tenant access rules are built around your building.
Can I change it after it’s built?
Yes. Ask for changes in plain words, such as adding a request category, changing an announcement group, or adding a new document type.
Can tenants pay rent through the portal?
Yes. Rent can run as a subscription on your own Stripe account, with autopay, receipts, and automatic retries for failed cards.
Do tenants need their own Stripe accounts?
No. Tenants just pay by card. Stripe is how the money reaches your account.
Does Kliv take a cut of rent?
No. Payments run on your own Stripe account, and card processing costs are between you and Stripe.
What does a tenant see when they sign in?
Their own unit, requests, documents, and receipts. Row-level rules keep other units and other tenants’ records out of reach.
What happens when a tenant moves out?
You end the tenancy on the date you set. The sign-in loses access to the unit, and the unit keeps its request, document, and repair history.
Where does the agent get its answers?
Only from the documents you upload, such as house rules, manuals, and notices, plus the signed-in tenant’s own records.
Can tenants submit photos with repairs?
Yes. A request can include photos, category, notes, and status updates.
Can I send announcements by building or unit group?
Yes. Announcements can be scoped to the affected units or buildings and sent on your email template.
Can I use my own domain?
Yes. The portal runs on your own domain.
Can I move off Kliv later?
Yes. The code syncs to your own Git repository, so leaving is a git pull rather than a rebuild.
