Build a property management and rental platform
Kliv is an AI app builder. Describe your units, leases, tenant portal, rent collection, maintenance workflow, and owner statements, and it builds a property management and rental platform.
Just enter your idea into the text box and AI will build it for you
What is Kliv?
Kliv isn’t a large property suite with modules you may never use — it’s an AI app builder that builds software for you.
You describe the app you need in plain words, and Kliv builds it: the database, tenant portal, rent logic, maintenance queue, owner statements, and screens. You own it, run it on your own domain, and change it later by asking. When payments are part of the app, they run on your own Stripe account.
On this page, that app is a property management and rental platform. Kliv builds all kinds of web apps; this one is for landlords and managers who need the system to match their buildings.
Why build your own property platform?
A manager with thirty-four apartments does not need software shaped for a thousand-unit portfolio. She needs leases, rent due on the first, maintenance tickets, and owner statements that show what the buildings earned.
Kliv builds the platform at the size of the business. Tenants get a portal that knows their lease and nothing else. Rent runs as recurring billing with recovery when cards fail. Owner statements assemble from the same records used during the month.
The facts of the buildings
Three buildings, thirty-four units, and the records that keep them straight.
Units and leases
Each unit carries its building, rent, and current lease. The signed PDF lives in the file store and is readable by the tenant it belongs to and by the office.
Rent and the first of the month
Rent is a subscription on the tenant’s payment method. It charges on the first, retries failed cards, and sends reminder emails before the issue becomes a conversation.
Maintenance tickets
A leak arrives as a ticket with photos, not a voicemail. Status changes such as seen, scheduled, and fixed show in the tenant portal.
Tenants and their walls
A tenant signs in and sees their lease, tickets, and payment history. The neighbor’s rent and the building’s finances are out of reach at the database level.
Owner statements
Each building’s owner gets a monthly statement showing rent collected, vacancies, and maintenance spend, assembled from the records the daily work creates.
An example: Nadia’s 34-unit rental business
Here’s how one business might use it. It’s only an example — you would describe your own buildings, tenants, rent rules, and owner reporting.
Applications arrive as records
Nadia posts Unit 3B with photos from the file store. Applications arrive with documents attached and wait in a review queue instead of scattering across email.
The tenant gets one lease view
After approval, Nadia sends a portal invite. The signed lease is saved in the file store, visible to that tenant alone, and the tenant sets up autopay on her card.
Rent charges without a monthly chore
On the first of the month, rent charges, the ledger updates, and receipts go out. Nadia can see payment state without texting anyone.
Maintenance moves with photos and status
In February, the radiator in 3B leaks. The tenant submits two photos, Nadia schedules the plumber from the same screen, and the tenant watches the status update.
A failed card gets recovered
In June, the card expires. The charge retries on a schedule and an email links the tenant to the billing page. The issue resolves in two days.
Renewal keeps the history intact
In month eleven, the lease horizon appears. Nadia sends a renewal offer from the app, and the new term takes over the same record.
Describe what you want to build
Kliv builds from your description, so the more detail you give, the closer the first version. Name your units, payment rules, ticket workflow, documents, and owner reporting. Here are three to build on:
Walk-up portfolio
Three buildings, one tenant portal, and owner statements.
“Build a property management platform for 34 apartments in three buildings. Give tenants a portal for leases, payment history, and maintenance tickets with photos. Run monthly rent autopay with failed-payment retries and reminder emails, and generate a monthly owner statement for each building.”
Student housing portal
Rooms, guarantors, semester billing, and checklists.
“Build a student housing platform with per-room leases, guarantor contacts, semester billing due on August 15 and January 15, move-in and move-out checklists with photos, and a tenant portal where each student sees only their own room and documents.”
Holiday cottage calendar
Six cottages, seasonal pricing, and turnovers.
“Build a rental platform for six holiday cottages. Include a booking calendar, seasonal pricing windows for summer and winter, cleaning turnover checklists between stays, guest documents per booking, and owner summaries by cottage each month.”
How it comes together
Row-level security is the portal. Each tenant’s lease, tickets, and payments are scoped to them at the database. The portal is not a filtered view of the admin; it is the same data behind rules checked on every query.
Rent uses recurring billing. Tenants pay with their own cards. Failed payments retry on a schedule, receipts use your template, and payment state is visible in the ledger.
The documents can answer questions. Upload leases, house rules, and appliance manuals, and an agent can answer tenant questions from those documents and the tenant’s own records.
Schedules remember the month. Lease horizons, inspection dates, and monthly owner statements can run as scheduled jobs, so the app handles routine reminders.
The buying, selling, and letting side of property work is covered at the real-estate solutions page.
Common questions
What exactly is Kliv?
Kliv is an AI app builder. You describe the property management and rental platform you need, and it builds the tenant portal, rent logic, maintenance queue, documents, and owner reporting.
Do I get a real app, or a template?
A real app. The units, leases, tenant views, payment rules, tickets, and owner statements are built around your buildings.
Can I change it after it’s built?
Yes. Ask for changes in plain words, such as adding a new building, changing owner statement format, or revising the ticket workflow.
Can tenants see each other’s information?
No. Row-level rules scope each lease, ticket, and payment to its tenant, so another tenant’s records are not returned.
What happens when rent fails?
The charge retries on a schedule and the tenant receives a link to fix the card. You can see the state in the ledger and step in if it does not recover.
Do tenants need their own Stripe accounts?
No. Tenants pay by card. Payments run through your own Stripe account.
Does Kliv take a cut of rent?
No. Payments run on your own Stripe account, and card processing costs are between you and Stripe.
Can owners get statements without seeing everything?
Yes. An owner login can be scoped to that owner’s buildings and statements only.
Does it handle applications?
Applications can arrive as records with documents attached and wait in a review queue. Any external screening service you use can stay in that part of the process.
Can tenants submit maintenance photos?
Yes. Tickets can include photos, category, notes, and status updates visible to the tenant.
Can an agent answer from house rules?
Yes. If you upload leases, rules, and manuals, an agent can answer from those documents and the signed-in tenant’s own records.
Can I use my own domain?
Yes. The platform runs on your own domain.
Can I move off Kliv later?
Yes. The code syncs to your own Git repository, so leaving is a git pull rather than a rebuild.
