Build a property listings website
Kliv is an AI app builder. Describe your listings, filters, photo galleries, saved-search alerts, and showing rules, and it builds a property listings website on your own domain.
Just enter your idea into the text box and AI will build it for you
What is Kliv?
Kliv isn’t a listings template or a portal add-on — it’s an AI app builder that builds software for you.
You describe the site you need in plain words, and Kliv builds it: the database, the listing pages, the filters, the saved searches, the forms, and the admin screens. You own it, run it on your own domain, and change it later by asking. It isn’t a template with your logo on it.
On this page, that app is a property listings website. Kliv builds all kinds of web apps; this is one for brokerages that want their own listings, leads, and search pages.
Why build your own listings site?
A small brokerage may list only a few dozen properties a year, but those listings still need more than a portal card. A mountain buyer may care about wood heat, elevation, creek access, leasehold details, or the drive to the lift. Those are not generic filters.
Kliv builds a real listings app around the details your market cares about. Listings are rows in your database, photos live in the file store, buyers can save searches, and showing requests book against real availability.
What a listing is made of
On this site, a listing is a record with fields and rules, not a static page.
Listings and facts
Beds, hectares, elevation, wood heat, leasehold details, or whatever matters in your market become searchable fields you define. Status moves from active to under offer to sold everywhere at once.
Photo sets
Full-resolution property photos go into the file store. Visitors get fast, right-sized galleries, and you can reorder the gallery without exporting new web versions.
Saved searches
A buyer’s criteria are stored on their account. When a new listing or price change matches, the buyer gets an alert on your template.
Showings
Each listing carries its showing slots. A request books against real availability, so a taken Sunday time is not offered again.
Price history
A price change is recorded as an event. The listing can show its history, and saved searches that now match get the news.
Leads and sources
Every inquiry lands attached to its listing and channel, so you can see whether a buyer came from the newsletter, a QR code, or an open house.
An example: Clara’s mountain brokerage
Here’s how one business might use it. It’s only an example — you would describe your own listings, filters, buyers, and showing process.
A listing goes live with real facts
Clara creates a creek-side cabin listing with its fields and thirty photos. It is published on her domain, and the sitemap updates the same hour.
Search engines get a readable page
The listing is prerendered for crawlers, so search engines and AI assistants can read the full description instead of an empty script shell.
Saved searches alert the right buyers
Four buyers match the new cabin. Each gets an email alert on Clara’s template before the weekend rush.
Showings book against open slots
Six buyers request showings from the listing page. The calendar only offers the slots Clara set, so Sunday afternoon cannot be double-booked.
A price change reaches new matches
Three weeks later, Clara drops the price by four percent. The page records the change, and two buyers whose ceiling it now meets hear about it that morning.
The sold listing becomes a comp
When the cabin closes, the status changes everywhere. The sold record stays in the database as a comparable for the next intake conversation.
Describe what you want to build
Kliv builds from your description, so the more detail you give, the closer the first version. Name the property types, filters, alerts, showings, and lead rules. Here are three to build on:
Mountain brokerage site
Chalets and cabins with saved-search alerts.
“Build a listings site for our mountain brokerage. Include searchable chalet and cabin listings with filters for bedrooms, price, elevation, wood heat, creek access, and distance to the lift. Give buyers accounts with saved searches, send alerts when a match appears or a price changes, and let buyers request showings from each listing page.”
New-development site
One project, forty units, and live availability.
“Build a website for our 40-unit residential development. Show each unit’s floor plan, price, floor, orientation, and availability. Let buyers book viewing appointments per unit, download the brochure, and receive an email if a reserved unit becomes available again.”
Land and acreage listings
Parcels with maps and documents.
“Build a land listings site for rural parcels. Let buyers filter by hectares, zoning, water access, road frontage, and price. Give each parcel a map, survey documents, title documents, and an inquiry form that records which parcel the buyer asked about.”
How it comes together
SEO is part of the app. Every listing page is prerendered and served to crawlers as finished HTML. The sitemap regenerates as listings change, and a per-page SEO check flags thin descriptions and missing titles.
Alerts run on your schedule. A server-side job matches saved searches against new listings and price changes. You choose the rhythm: nightly, hourly on Fridays, or whatever fits your market.
Channels are visible. Analytics tie visits and inquiries to sources such as a newsletter, an open house, or a window-card QR code. You can see what actually produces showings.
Buyers get accounts you own. Email or Google sign-in, saved searches, favorites, and lead history are rows in your database, not a portal’s asset.
Listings are one part of a property business. Kliv for real estate covers the rest: deals, documents, and after-sale work.
Common questions
What exactly is Kliv?
Kliv is an AI app builder. You describe the property listings website you need, and it builds the working app with listings, filters, pages, accounts, alerts, and forms.
Do I get a real app, or a template?
A real app. Your listings, filters, saved searches, showing slots, leads, and admin screens are built around your market.
Can I change it after it’s built?
Yes. Ask for changes in plain words: add a filter, change the listing layout, add a sold archive, or adjust alert timing.
Will the listings actually rank?
Ranking is never guaranteed. The pages are built to be readable: prerendered HTML, an automatically updated sitemap, and per-page SEO checks.
Can buyers save searches?
Yes. A saved search is tied to the buyer’s account. A scheduled job checks new listings and price changes against it and sends alerts on your templates.
Can buyers book showings?
Yes. Showing requests can book against slots you define for each listing, so unavailable times are not offered.
What happens when a property sells?
You change the status once. The listing page, search results, alerts, and sold archive read the same record.
Where do my leads live?
In your own database, attached to the listing and source that produced them. You can export them.
Can I use my own domain?
Yes. The listings website runs on your own domain and can go live as soon as you build it.
Do I need a separate CMS?
No. Listings are records you edit while signed in, and page text can be changed in the app.
Can I move off Kliv later?
Yes. The code syncs to your own Git repository, so leaving is a git pull rather than a migration project.
Can I keep sold listings for comps?
Yes. Sold listings stay in your database with their photos, facts, price history, and outcome, so you can use them in future conversations.
