What is Kliv?

Kliv isn’t a fixed parking product or a maintenance ticket tool — it’s an AI app builder that builds software for you.

You describe the app you need in your own words, and Kliv builds it: the data, the rules, the screens, the payments, and the workflows. What you get is a real app that’s yours. You can change it later by asking for changes, and permit payments can run on your own Stripe account. It isn’t a template dashboard.

On this page, that app is for a garage and facility operation: permits, stalls, validations, work orders, inspections, and maintenance rounds. Kliv builds all kinds of web apps; this is one example.

Why build your own parking and facility system?

Paloma supervises a 420-stall garage under a mixed-use building. She has two jobs in one place: monthly parking permits and the physical building that has barrier arms, lights, elevators, drains, inspections, and repairs.

Parking software often handles permits and forgets maintenance. Maintenance tools handle work orders and forget permits. Kliv can build both in one app, so the stall, the permit, the validation, and the work order for the light above it are connected records.

What the system keeps straight

Two operations share one building. These records keep them together.

Stalls and floors

Every stall is a record with floor, size, EV charger status, reserved status, and availability. Occupancy and floor waitlists come from that data.

Permit holders and billing

A monthly permit can charge through your Stripe account, such as $142 per month. Drivers can update their own cards from a billing page instead of calling the office.

Validations

A merchant validation records the shop, the parking session, and the discount. Month-end settlement can be generated from those rows.

Work orders and rounds

A flickering light or blocked drain becomes a record with location, priority, history, and photos. Night-round checklists can create work orders from a phone.

Compliance calendar

Elevator inspections, sprinkler tests, and extinguisher checks can each carry an interval and evidence, so inspection prep starts from a report.

Shift work the system takes over

Four routines Paloma no longer has to manage by hand.

Renewals run on schedule

Permits charge on the first, receipts go out, and the ledger updates. The office only steps in when money needs a decision.

The waiting list moves

When a permit ends, the next person on the floor waitlist can get an automatic offer with a deadline. No answer moves the offer down the list.

Merchant settlement is itemized

Every validation is already a row, so each shop’s month-end recap invoice can be generated without a spreadsheet.

Rounds create their own tickets

The night walk is a checklist on a phone. A failed item becomes a located, photographed work order waiting in the queue.

An example: Paloma’s downtown garage

Here’s how one garage might use it. It’s only an example — you would describe your own permits, floors, validations, hardware, and maintenance rules.

01

A monthly permit renews by card

A commuter holds a $142 monthly permit. On the first, the charge runs through Paloma’s Stripe account, the receipt goes out, and the active-permit list updates.

02

A floor waitlist offers the next stall

When a level-two permit ends, the next driver on that floor’s waitlist gets an offer with a deadline. If they do not answer, the offer moves to the next person.

03

A merchant validation becomes a settlement row

The bookshop validates a customer’s hour. The app records the merchant, the session, and the discount, so month-end settlement has the evidence built in.

04

A night round creates a repair ticket

A guard finds a failed light on level three, adds a photo, and closes the checklist item. The failed item becomes a work order in Monday’s queue.

05

An inspection starts from the calendar

Elevator, sprinkler, and extinguisher checks sit on the compliance calendar with evidence attached. Paloma can open a report instead of searching email.

Describe the parking system you want

Kliv builds from your description, so the more detail you give, the closer the first version. Include stall counts, pricing, validations, waitlists, hardware boundaries, and maintenance rules. Here are three to build on:

kliv.dev

Downtown garage operation

Permits, validations, and work orders.

“Build a parking management system for our 420-stall downtown garage. Monthly permits cost $142 and bill by card on the first, each floor has its own waitlist, retail validations settle per merchant at month-end, and facility work orders track location, photos, priority, and repair history.”

kliv.dev

Office campus parking

Zones, employee permits, visitors, and tickets.

“Build a parking system for our office campus with employee permits by zone, visitor day passes that expire at midnight, a queryable active-permit list for our parking hardware vendor, and facility tickets for lighting and cleaning tied to exact locations.”

kliv.dev

Residential garage desk

Assigned stalls, guest slots, and repairs.

“Build a parking manager for a residential tower with assigned stalls per unit, bookable guest slots, monthly fees collected by card, roof-deck winter closures, and a repair request queue for the garage.”

Money on one side, maintenance on the other

The permit is the subscription. Billing can run through Stripe on your account: renewals, receipts, proration when someone upgrades floors mid-month, and a self-serve page for card changes.

Failed cards get a grace period. If a commuter’s card expires, retries and recovery emails can run before access closes. If it does not recover, the permit ends on the date your policy sets.

The facility half keeps its own queue. Work orders carry locations and photos, recurring inspections generate from the compliance calendar, and a scheduled Monday report can sort the queue by priority and age.

Most internal tools only spend money. A parking office also collects it, which is why operations that collect while they maintain fit Kliv’s internal tools work.

Common questions

What exactly is Kliv?

Kliv is an AI app builder that builds custom web apps from a description. For parking and facilities, it can build permits, billing, stall records, validations, work orders, rounds, and compliance calendars.

Do I get a real app, or a template?

A real app. It is built around your garage, floors, permit prices, merchants, hardware boundary, and maintenance process.

Can I change it after it’s built?

Yes. You can change prices, waitlist rules, validation rules, work-order fields, inspection schedules, and reports later.

Does Kliv raise the barrier?

No. The arm, loops, cameras, and access hardware stay with your parking-equipment vendor. Kliv is the record system they can query for active permits.

What happens when a permit holder’s card fails?

The charge can retry on a schedule and send recovery emails with a billing-page link. If payment does not recover, the permit ends on the date your grace policy sets.

How do merchant validations settle?

Each validation records merchant, session, and amount. At month-end, a recap invoice can be generated from those rows and emailed on your template.

Can maintenance staff work from phones?

Yes. Rounds, work orders, photos, job claims, and close-out evidence can be handled from a phone in the garage.

Can permits be prorated?

Yes. If your policy allows mid-month changes, upgrades can be prorated so the billing record matches the effective date.

Do drivers need Stripe accounts?

No. Drivers pay by card. Permit payments run through your own Stripe account.

Can inspections be tracked too?

Yes. The compliance calendar can hold inspection intervals, evidence, and reports for elevator, sprinkler, extinguisher, or other recurring checks.

Can I use my own domain?

Yes. The management app can run on your own domain for staff, tenants, merchants, or drivers where needed.
