What is Kliv?
Kliv isn’t a work-order product you sign up for and configure. It’s an AI that builds software for you.
You describe the app you need in plain words, and Kliv builds it: the database, the logic, the screens, and the workflows. What you get is a real, working app that’s yours. You can use it, change it later by asking for changes, and run it on your own domain. It isn’t a template with your name on it.

Why build your own work order system?
A facilities desk needs more than open tickets. A walk-in cooler and a flickering sign are not the same kind of problem. Assets have histories. Vendors need limited access. Preventive work needs to file itself before the breakdown.
Kliv builds the desk around your rules. Priority can come from asset class, proof can live on the order, vendor windows can stay narrow, and costs can roll up to assets and stores.

Work orders
Each order keeps store, asset, priority, photos, status, and timestamps. Priority can derive from the asset class.
Asset records
Compressors, cases, rooftop units, or other assets keep service history, costs, identifiers, and repeated callouts.
Tech queue
A phone view orders jobs by priority and route. Accepting a ticket brings asset history with it.
Preventive calendar
Quarterly coil cleanings, monthly filters, and annual inspections can be templates on schedules that create their own work orders.
Vendor dispatch
A vendor can see one dispatched job, the asset, and the photos they need. The rest of the business is outside their access.
Cost ledger
Parts, hours, and vendor invoices land on the order, then roll up to asset, store, and quarter.

Here’s how one facilities team might use it. It’s only an example — you would describe your own sites, assets, priorities, tech queues, vendors, proof, and maintenance schedules.
The store files an urgent ticket
At store 12, a manager photographs the cooler temperature display and files a ticket in 30 seconds. The asset class sets priority to refrigeration, urgent.
The nearest tech sees the history
A tech accepts the ticket from his phone. The queue reorders, and the compressor’s history shows two June callbacks, the equipment ID, and the last refrigerant charge.
The vendor sees only the dispatch
The refrigerant contractor signs in and sees this order, this asset, and these photos, not the rest of the chain’s operations.
The fix requires proof and sign-off
The repair comes with a photo of the unit and a temperature log. The store manager signs off from the same page that opened the ticket.
The asset history supports replacement
The compressor has three emergency calls this summer, and the cost ledger shows repair has passed replacement. The capital plan can use the numbers.
Preventive work files itself next time
A quarterly coil-cleaning template is added to the preventive calendar, so the next due date creates its own work order.

How it comes together
The preventive calendar is a scheduled job. Each template creates the right work order with store, asset, and checklist attached.
Photos are records in the file store, not attachments lost in an inbox. Store staff see their store’s orders, a regional manager sees her region, and a vendor sees the dispatch.

How do recurring maintenance tasks work?
Templates on schedules create work orders when they are due, with the right store, asset, and checklist attached.
Can priority follow the asset class?
Yes. Refrigeration can outrank signage because the asset class says so.
Can it show what to replace instead of repair?
It can show the evidence. Costs roll up to the asset, so repeated emergency calls and high seasonal cost are visible.
Can urgent work alert Slack?
Yes. You can connect Slack and post certain ticket classes, such as refrigeration, to the right channel.
Can store managers sign off completed work?
