Applications can hold preferences such as quiet floor or same-course neighbors, then allocation turns accepted applications into tenancy drafts.
Monthly instalments such as $780 follow the academic year, each with a state: paid, retrying, or resolved. The office, student, and invited guarantor read the same ledger.
A cold radiator becomes a ticket with a photo, contractor, status, and room record. The resident can watch the status change.
Building-scoped announcements and resident posts are moderated by the office, so fire-alarm tests and resident notices share one place.
