You describe the app you need in your own words, and Kliv builds it: the database, lease records, reminders, invoices, folders, ledgers, tenant pages, and admin screens. What you get is a real web app that’s yours, on your own domain. You can use it, change it later by asking for changes, and run it on your own accounts, including your own Stripe account for rent payments. It isn’t a template with your name on it.

A building can hold many different promises: a five-year retail lease with annual step-ups, a two-year office lease with an option, and a month-to-month tenant. If those promises live only in PDFs and spreadsheets, rent changes and renewal dates surface late.

Here’s how one owner might use it. It’s only an example — you would describe your own leases, escalation rules, reminders, tenant access, and payment flow.
Marcus records the bakery’s five-year lease, uploads the PDF and insurance certificate, and generates the rent schedule through 2031 with 3% annual step-ups included.
On the first of each month, the invoice sends and the payment reconciles to the tenancy ledger. Marcus does not type 12 invoices per tenant each year.
On the anniversary, the bakery’s invoice is 3% higher because the schedule was written at signing.
Ninety days before expiry, the reminder arrives with the lease and option attached, so Marcus can open the renewal conversation before the deadline.
New terms become a new schedule and the folder continues, or the final invoice closes the ledger and the tenancy archives for tax season and the next negotiation.

The schedule is written once and read monthly. Escalations, shared-cost lines, and rent amounts are generated from the lease. The invoice reads the schedule instead of relying on someone to remember the change.
