Six records keep the search organized and enforce the rules you set.
Each listing stores rent, district, floor, allowed pets, and the time your team checked it. A stale listing wastes a renter’s morning, so the checked-at time is part of the record.
A renter can save criteria such as two rooms, under €1,400 warm, Neukölln or Kreuzberg, and cats allowed. When a checked listing matches, the platform sends the alert within minutes.
Payslips, ID, references, and self-disclosure forms live in the renter’s private file area. The renter can share them with one landlord for one application, and remove that access later.
Each listing can offer timed viewing slots. A booking takes the slot in the database, so two renters are not promised the same fifteen minutes.
Members at €19 a month see new listings as soon as they clear review. Free users see them 24 hours later. The head start is enforced where listings are read.
Your own notes on each neighborhood — commute times, noise, and local detail — can be shown to members only.
Here’s how one renter might use an apartment hunting platform built with Kliv. It’s only an example — you would describe your own city, membership rules, and application process.
Lea is new to Berlin and has six weeks to move. She saves a search for two rooms under €1,400 warm near the U8 and uploads payslips, ID, and references that same evening.
A two-room flat in Neukölln clears review and matches her search. Members see it 24 hours before free users, so Lea gets the email while the viewing list is still open.
She books Thursday’s 17:00 viewing slot and shares her dossier with that landlord in one click. The files were already assembled, so she does not chase paperwork under pressure.
Before the viewing, Lea reads your notes on the U8 corridor and asks the platform about typical warm rents on that street, using your listing history and your notes.
When the application is accepted, Lea marks the hunt complete. Her dossier stays hers to download, and her member place can open for the next renter on the waitlist.

Alerts are scheduled from your own records. When a listing clears review, matching saved searches are emailed right away. A morning digest can catch the rest on a schedule you set.
The 24-hour head start is enforced. Early access is a membership rule. For the first day, a new listing is readable by paying members only. Free users receive it after the delay.
Documents stay private. Payslips and IDs live in the file store, private by default, and are shared per landlord per application. A renter can withdraw a share as deliberately as they granted it.
